Terms and Conditions

A booking is accepted only after we receive written confirmation from you along with full payment. For long stays of 03 nights or more, full payment for the first 03 nights is required. This requirement may be waived solely at the discretion of Zeneth Labs (Pvt) Ltd.

If balance of payment is due for your Accommodation/ Travel Arrangements, the balance payment must be paid at check-in to the property unless otherwise agreed in writing.

Payments for full or part payment for the travel arrangements may be made either by;

1. Bank transfer or
2. Credit card (Visa, MasterCard, AMEX).

  • If paid via bank transfer, all additional charges and fees related to the transfer
  • If paid via online payment (Visa, MasterCard, AMEX), convenience fee of 4% will be charged and wil be borne by you.
  • If paying by credit card, you can pay through the secure internet payment gateway link provided upon request

The price of Your Accommodations/Travel arrangements is subject to the possibility of changes and surcharges beyond the control of us and may occur because of governmental action, currency exchange rate fluctuation and increases in suppliers’ prices as an example. If the price of Your Accommodation/Travel Arrangements is increased by any matters outside our control, then you must either pay the additional price to us when we request it or cancel Your Accommodationravel Arrangements in accordance with these Booking Conditions.

The rates listed may vary depending on whether the guest is a Sri Lankan, Sri Lankan resident visa holder or a foreign national. These rates may/will vary depending on the nationality of the guest who is attempting to make a reservation. Each section may have different rate structures depending on the offers available and the guest wil be able to make a reservation depending on whether al the criteria’s of the booking conditions are met. If al the requested criteria’s are not met, Zeneth Labs (Pvt) Ltd has the liberty to request the guest to amend the reservation or cancel the reservation.

Sri Lankan’s and Sri Lankan resident visa holders are eligible to book the Sri Lankan rate made available. The guest making the reservation should provide the requested information which will be used to verify authenticity. Verification (Sri Lankan National ID or the Sri Lankan Resident Visa) wil also be requested at the hotel during check-in to avoid any confusion.

If a guest books the Sri Lankan rate and a foreign national(s) is a part of the group, the standard foreign rate wil be charged from that guests) at the Resort or Villa during check in. If a foreign national does book the Sri Lankan rate, then the difference between the Sri Lankan rate and the standard foreign rate wil have to be paid at the hotel during check in.

Different rate categories are listed, regardless of the currency it is listed under or/and the offer(s) available is subject to change at the discretion of Zeneth Labs (Pvt) Ltd. Since the rates are changed/amended frequently there might be more than one rate for a given date. Once the reconfirmation email is generated and provided that the booking is within the ‘no refund’ period of the cancelation policy (please see below for more information about amendments and cancellations) it is not possible to change/amend the original rate the reservation was confirmed under.

While we will use our best endeavors to provide all Accommodation/Travel arrangements as confirmed, reasonable changes in the Accommodation/Travel arrangements may be made after notifying you.

Standard Cancellation Policy (For reservation made for less than 02 rooms or suites)

  • Cancellations made more than 30 days before check-in are free of charge, and you may reschedule your stay within the same season (subject to availability). Additional charges may apply if you wish to change to a different season.
  • For bookings of 03 nights or more, cancellations made within 30 days of check-in will be charged 100% of the value of the first 03 nights. For all other bookings, cancellations made within 30 days of check-in are non-refundable and cannot be rescheduled. 
  • No-shows will not receive a refund.

Firm Cancellation Policy (For reservation made for more than 02 rooms or suites or full villas)

  • Cancellations made more than 45 days before check-in are free of charge, and guests may reschedule their stay (subject to availability).
  • For bookings of 03 nights or more, cancellations made within 45 days of check-in will incur a charge equal to 100% of the value of the first 03 nights. For all other bookings, cancellations made within 45 days of check-in are non-refundable and cannot be rescheduled. 
  • No-shows will not receive a refund.

Date Changes

If you wish to change the date of reservation, it can b e done so by sending a mail to reservations@zenethlabs.ca If the rate for the alternate reservation date(s) is less than the original rate, the excess money can be utilized against extra expenditure at the property during your stay. If the online rate for the alternate reservation date(s) is higher than the original rate, the balance must be paid by you before departure. Date changes will be done subject to availability.

  • We are not liable for cancellations or interruptions due to events beyond our control, including natural disasters, pandemics, or travel restrictions.
  • In such cases, no refund will be issued, but we may offer a credit for future stays at our discretion.

You will be responsible for any breakages, losses or damage caused by you or a member of your party during your stay in the accommodation. It is your responsibility to put right the damage or to make ful payment to the hotel before departure and to indemnify us against any losses, damages or claims made against us.
